About HELOC Facts
HELOC Facts publishes plain-English HELOC guides and a free calculator for homeowners. Everything here is written by a licensed mortgage loan originator who does this every day.

How this site makes money
HELOC Facts is free to use. If you request a rate, Tyler contacts you to review your options. If a loan closes, the broker is paid, and that compensation is disclosed in your loan documents before you commit.
HELOC Facts is an advertising and education website, not a lender. Loans are made by our lending partners and are subject to their underwriting approval.
How the calculator works
The calculator estimates a credit line from equity only: your home value times the combined loan-to-value you choose (75%, 80%, 85% or 90%), rounded down to the whole dollar, minus the mortgage balances you enter. It does not assign a limit from your credit score and does not look at income, debt-to-income, title, credit history, state law or the lender's valuation, so it is not an approval. Payments use the amount you plan to draw, capped at the estimated line, and show two illustrative structures at the rate you enter: interest-only on the amount drawn, and principal and interest over 10, 15, 20 or 30 years. Real programs differ in rate type, draw period, how funds are paid out and how repayment works.
How the guides are written
- Guides are written and reviewed by a licensed loan originator.
- They separate rules that apply broadly, like federal cancellation rights, from requirements that vary by lender and program.
- Examples use stated assumptions and real formulas. They are labeled hypothetical and are not rate quotes or approvals.
- Every guide shows the date it was last updated.
